The Aspire Approach to Block Management

Our approach to block management is based around stability and long term planning. We have a dedicated Block Management team, where our main goal is to give our leaseholders and freeholders peace of mind.

When we commence management of a new block, we carry out a full audit.

The audit looks at various points; the condition of the building, general repair requirements, health & safety, fire risk assessment, cyclical maintenance, major works, compliance with the lease as well as other items.

After the audit has been completed an action list is prepared identifying the priorities considering short term, medium and long term financial planning.

• Managing service charge accounts and budgets
• Operating a designated trust client account
• Collecting service charge & ground rents
• Carrying out periodic inspections of the communal areas

• Managing and maintaining a reserve/sinking fund
• Keeping the block compliant with health and safety Fire safety regulations
• Maintenance of the communal parts of the building including the exterior
• Section 20 consultations & arranging

Block Management Proposal

All of our properties benefit from a dedicated Block Manager as your first point of contact, rather than a call centre or office based admin staff. This means you will have direct contact to a Block Manager who has first hand knowledge of the building.
